External repairs to roofs, chimneys, stonework, leadwork, render, cladding, rainwater pipework and windows.

Cosmos Projects were appointed, following an initial tender and subsequent programme driven negotiation. Works included repair and repointing to stonework and render; renewal of roof leadwork; repairs and decoration to woodwork, windows and cast iron rainwater pipework; slate repairs and re-glazing of rooflights; new cladding to lift tower motor room; and repairs to single ply flat roof. All work included repair and reinstatement to internal water damaged timbers and finishes.

The external works to the outward facing roofs and facades were carried out using specialist rope access with temporary street level protective crash decks – this was a specific local authority requirement since the works were carried out December through January.

Given the nature of the works and associated risks – combined with the main point of access being through a trading retail business – we utilised a full time non-working project manager to co-ordinate our trade subcontractors with close monitoring of risk assessments and method statements. Cosmos successfully delivered the contracted scope – including provisional sum items – within our client’s required timescale and budget.
