Refurbishment of listed city centre office building.

We were delighted to be appointed to carry out the strip out and refurbishment of this 7-storey, 22,949 sq ft, listed office building in Glasgow City Centre on behalf of the owner, WH Buchanan Street Ltd. We have recently completed phase one works.

Phase one works included:

  • Strip-out - Full internal strip out of fixings and finishes with all mechanical and electrical plant disconnected and removed from site;
  • Full M&E design carried out;
  • Floors 2, 3 and 4 fitted out with FCU (fan Coil units) ducting and small power for lighting;
  • New DB Boards fitted on each floor for future tenant fit-out;
  • Mechanical plant (AHU and condensers) was lifted onto the roof of the building via Buchanan Street on a nightshift by means of a large crane;
  • 5th floor plant area/room housed all landlord DB Boards, fire alarm design to each level with further design to be carried out as per tenant fit-out;
  • Windows overhauled and decorated and then sealed to prevent water ingress;
  • Minor stone repairs carried out to the front elevation;
  • Old lifts were decommissioned and stripped out and new passenger lifts were installed;
  • Basement works including new wiring, lighting, charging points, fire alarm and ducting alterations;
  • Decoration to reception, 2nd, 3rd and 4th floor ceilings;
  • New fire protection to steel beams with Glasroc-F-FireCase.
