Irvine Building

University of St Andrews

External Fabric Repairs.

The School of Geography and Sustainable Development is housed within the Irvine Building in the historical heart of the University. Following a competitive tender bid, we were appointed to carry external fabric repair and minor internal refurbishment works. Works included structural repairs to the building’s east and west elevations; Plaster and epoxy resin repairs to the main central stairwell; and the take down of temporary supports to rooms 205 & 310 including stripping out of plasterboard containment, new permanent structural repair and reinstatement of exposed surfaces and decoration to match existing line.

The scope of works grew significantly during the course of the Project. With scaffolding and full access in place to all facades, closer inspections revealed a greater extent of unstable stonework to various locations including the adjacent United Colleges Building, and a larger degree of structural cracking which required a revision to the remedial measures proposed allied to additional scaffolding to carry out same. Working closely with Manufacturers, Consultants and Subcontractors we set about investigating the most time and cost-effective means of completing the works whilst having access to all areas in place.

The site was occupied during the works by students, lecturers, support staff and tourists. We therefore had to ensure there was minimal disruption to the campus and more critically, we had to ensure the safety of our employees, students and members of the public. Whilst the works extended marginally beyond the original programme duration due to unforeseen additional works being required, and the associated formation of design required to rectify same, the works were completed with several additional areas of unstable stonework being restored to safe condition.

We are delighted with our experience of working with Cosmos Projects over the duration of recent projects. We have found Cosmos Project’s team to be refreshingly co-operative and attentive and have a solution-based approach on their outlook to projects. Having worked previously with the management staff, this, we feel assisted with a team approach. Under the direction of Chris McNeill, Cosmos Projects bring a level of client side understanding that, we feel, sets them apart from others, and makes them a contractor of choice when considering tender lists. We would have no hesitation in recommending Cosmos Projects.

Craig Murdoch — Director of Surveying, Ramsay McMichael Consulting Ltd

I worked with Cosmos on the internal and external refurbishment of a Grade ‘B’ listed townhouse in Glasgow city centre. The work included extensive internal improvements to services and finishes to provide speculative office space for let. We collaborated with Cosmos following a competitive tender process and value engineered the project scope and specification in line with our client’s budget requirements.
