External Building Fabric and Roofing Repairs.

Following a competitive tender bid, we were delighted to be appointed to carry out External Building Fabric and Roofing Repairs at Bute Building Queens Terrace, St Andrews on behalf of the University of St Andrews.

The works included:

  • Stripping the existing 4 flat roofs in sections;
  • Installation of new VCL, insulation and mineral surface finished roofing felt system all to Bauder specifications;
  • Lap up behind adjacent slates and to existing roof coverings and all related upstands;
  • Strip existing roof covering to the central plant housing and remove all materials arising from site, including removal of asbestos discovered in the existing roof;
  • Install new VCL and mineral fibre cap sheet to central plant housing;
  • Strip existing valley gutter linings from 2 valleys and remove all materials arising from site;
  • Install new Weatherfast Weatherfold valley gutter linings and lap up behind adjacent filon rooflights, cladding and slated pitched roof;
  • Remove 3 existing skylights to link corridor and remove all materials arising from site;
  • Replace existing timber framed windows where necessary to elevations adjacent to main pedestrian thoroughfare;
  • Repair and paint timber framed windows to elevations adjacent to main pedestrian thoroughfare and car park;
  • Prepare and paint all cast iron rainwater goods;
  • Re-point and de-scale the external stone walls to isolated areas;
  • Cut out and replace sand mastic to window perimeters;
  • Prepare and paint all exterior joinery including doors and windows; and miscellaneous works.

 

We supplied and fitted new sash and case windows to match existing, these windows were measured and ordered to tie in with the programme.

This contract was carried out whilst the building was occupied and in an extremely busy thoroughfare used by young students and the general public. Working in a live environment meant we had to ensure there was minimal disruption to the campus. More critically, we had to ensure the safety of our employees, students and members of the public. Our client was delighted with our project management and the finished product.
