External Fabric Repairs, Reroofing Project and Internal Redecoration.

We were delighted to be appointed to carry out external fabric repairs, re-roofing works and internal redecoration works for the University of St Andrews at Mcintosh Hall, a 4 storey B-listed building incorporating halls of residence for students located within the conservation area of the town.

The external works comprised:

  • Stripping and re-slating of all pitched roofs to the west section of property.
  • Routering to remove the tongue from the tongued and grooved sarking boards to allow for improved ventilation through the roof.
  • Installing a breather membrane and 5U felt above the sarking boards.
  • Replacing lead ridge cappings, re-raggling and replacing flashings.
  • Replacing 2 cupola roof lights and Removing existing cast iron roof light.
  • Carefully removing the existing tank room and infilling the gap in the roof.
  • Replacing and/or redecorating all cast iron rainwater goods.
    Installation of additional roof outlet and drainage from the central flat roof.
  • Repairing and/or redecorating of timber sash and casement windows.
  • Taking down and rebuilding of stone boundary walling.
  • Clearing all below ground surface water drainage.
  • Formation of complex flat roof basin within the pitch roofs consisting of leadwork of various codes.
  • Stonework repairs to all elevations including lintel replacements and applying trowel mastic to all windows.
  • Removal and re-cast of concrete pathway to car park area.
  • Installation of stainless-steel perimeter railings to roof to form roof edge protection.

Internal works included:

  • Installation of ornate cornice to bedrooms and hallway areas.
  • Redecoration of bedrooms and communal areas.

The most significant programme challenge was managing the inclement weather during the complete overhaul of the roof structure. Our client was delighted with our project management and the finished product.
